When you are trying to sell your home, pricing is the most important factor. The old real estate mantra was location, location, location. I would argue that the new mantra is price, price, price. Any home can and will sell if the price is right.
To come up with a price for your home, I use the same technique an appraiser would use to appraise it. After all, a bank will only loan money up to the appraised value of a home, and buyers rarely overpay for a house even if they can afford to. By looking at the most recent, most accurate, and closest in proximity comparable sales, one can put a very accurate price on a home. Current listings are also used.
